Who are Steadfast Homes?
Steadfast Homes is a joint venture between Stirling Council and the Scottish Futures Trust. We have a portfolio of 55 properties in Cowie, Cambusbarron, Stirling, and Raploch, with an additional 53 properties currently under construction at Station Square in Stirling.
We aim to provide high-quality accommodation whilst keeping rents at a reasonable cost. All of our properties are let on a Mid Market Rental basis.
What is Mid Market Rent?
Mid Market Rent is designed to help people on low and modest incomes access to high quality affordable rented accommodation. Rents vary by property size/location and will normally be higher than a comparable social rented property but lower than privately rented property.
Rents are usually set at between 90-95% of the Local Housing Allowance rate for Forth Valley (currently £360 for a 1-bed property and £450 for a 2-bed property). Council tax payments are not included within the rent charge.
Who is it for?
Mid Market Rent aims to help people who are working but may not be a priority for social housing and who would otherwise be unable to afford to purchase or rent a property in the private market.
Are the properties furnished?
Most of our properties have floor coverings and blinds throughout. In addition, most properties are provided with white goods including washing machine/drier, cooker/hob and fridge/freezer.
How can I apply?
You will require to complete a housing application form which can be obtained from any Council office or by using the contact us on the right.
What Tenancy Agreement would I have?
You would sign a Short Assured Tenancy which would run for an initial term of 6 months and would thereafter be renewed on a month to month basis.
Will I have to pay a deposit?
A deposit of one month's rent is required prior to taking entry. This is a security deposit and will be retained to meet the costs of any damage caused to the property by the tenant or for any unpaid rent after the property has been vacated. We will protect the deposit by transferring it to the Government approved scheme operated by the Letting Protection Service Scotland.
Will my deposit be returned?
At the end of the tenancy, an agreement will be sought with the tenant on how the deposit should be allocated. The Letting Protection Service Scotland will then repay the deposit in accordance with the agreement unless there is a dispute between the parties over the deposit allocated. If there is a dispute, the Letting Protection Service Scotland runs an independent Alternative Dispute Resolution service which aims to resolve any dispute quickly and without the need for court action.
Who is responsible for maintaining the property?
Steadfast Homes employ Stirling Council as our managing agent. Officers will ensure that new tenants are settled into their properties and explain the terms and conditions of the lease. They will also monitor common areas such as closes and gardens to ensure that they are kept up to standard. Will I be allowed to keep pets?
Pets are not permitted in our properties. However, if you have an assistance dog, for example, a guide dog, then please contact us using the details on the right of the page.
What happens next?
Once we have received your completed application form we will check all of the information you have provided. We will then contact you to let you know if you are being considered for one of our Mid Market Rent properties.
